Yeni yat\u0131r\u0131mlar, AVM\u2019leri sadece al\u0131\u015fveri\u015f alan\u0131 de\u011fil, sosyal ve k\u00fclt\u00fcrel ya\u015fam merkezi haline getiriyor.<\/h3>\n\n\n\n<p>Al\u0131\u015fveri\u015f Merkezleri ve Yat\u0131r\u0131mc\u0131lar\u0131 Derne\u011fi (AYD) Y\u00f6netim Kurulu Ba\u015fkan\u0131 Nuri \u015eapkac\u0131, 2025 y\u0131l\u0131nda toplam br\u00fct kiralanabilir alan\u0131 yakla\u015f\u0131k 42 bin metrekare olan 2 al\u0131\u015fveri\u015f merkezi ile 2026\u2019da yakla\u015f\u0131k 212 bin metrekare olan 5 al\u0131\u015fveri\u015f merkezi a\u00e7\u0131lmas\u0131n\u0131n \u00f6ng\u00f6r\u00fcld\u00fc\u011f\u00fcn\u00fc belirtti. Bu al\u0131\u015fveri\u015f merkezlerinin \u0130stanbul, Ankara, Mu\u011fla, Elaz\u0131\u011f ve D\u00fczce\u2019de yer alaca\u011f\u0131 ifade edildi.<\/p>\n\n\n\n<p>\u015eapkac\u0131, son y\u0131llarda sekt\u00f6rde ya\u015fanan geli\u015fmeler, y\u0131l\u0131n ilk alt ay\u0131 de\u011ferlendirmeleri ve 2025 sonu i\u00e7in beklentiler \u00fczerine AA muhabirine a\u00e7\u0131klamalarda bulundu. Al\u0131\u015fveri\u015f merkezlerinin son d\u00f6nemde yaln\u0131zca al\u0131\u015fveri\u015f amac\u0131yla kullan\u0131lan mekanlar olmaktan \u00e7\u0131karak daha geni\u015f kapsaml\u0131 ya\u015fam alanlar\u0131na d\u00f6n\u00fc\u015ft\u00fc\u011f\u00fcn\u00fc s\u00f6yledi.<\/p>\n\n\n\n<p>T\u00fcketici beklentilerinin sosyal deneyim, konfor ve kaliteli zaman ge\u00e7irme odakl\u0131 oldu\u011funu vurgulayan \u015eapkac\u0131, \u201cAl\u0131\u015fveri\u015f merkezleri, yeme-i\u00e7me alanlar\u0131, \u00e7ocuk oyun alanlar\u0131, sanat ve k\u00fclt\u00fcrel etkinlikler ile spor alanlar\u0131 gibi \u00e7e\u015fitli fonksiyonlarla zenginle\u015fiyor. G\u00fcn\u00fcm\u00fczde al\u0131\u015fveri\u015f merkezleri, ekonomik i\u015flevlerinin yan\u0131 s\u0131ra sosyal hayat\u0131n da merkezine yerle\u015fmi\u015f durumda.\u201d diyerek konuya dikkat \u00e7ekti.<\/p>\n\n\n\n<p>AYD Y\u00f6netim Kurulu Ba\u015fkan\u0131 \u015eapkac\u0131, karma kullan\u0131ml\u0131 projelerin, konut, otel ve al\u0131\u015fveri\u015f merkezi gibi farkl\u0131 i\u015flevleri bir araya getirerek dikkat \u00e7ekti\u011fini belirtti ve s\u00f6zlerini \u015f\u00f6yle s\u00fcrd\u00fcrd\u00fc:<\/p>\n\n\n\n<p>\u201cBu t\u00fcr yap\u0131lar, bireylerin g\u00fcnl\u00fck ya\u015famlar\u0131n\u0131 kolayla\u015ft\u0131r\u0131rken birbirini destekleyici \u00f6zellikleriyle entegre ya\u015fam alanlar\u0131 olu\u015fturuyor. Markalar, fiziksel ma\u011fazalar\u0131n\u0131 yaln\u0131zca bir sat\u0131\u015f noktas\u0131 olarak de\u011fil, ayn\u0131 zamanda t\u00fcketicilerle ba\u011f kurmak ve marka kimli\u011fini aktaracaklar\u0131 deneyim alanlar\u0131 olarak tasarl\u0131yor. Bu yakla\u015f\u0131m, al\u0131\u015fveri\u015f merkezlerinin markalar i\u00e7in stratejik bir ileti\u015fim platformu haline gelmesine katk\u0131 sa\u011fl\u0131yor.\u201d&nbsp;<\/p>\n\n\n\n<p>Y\u0131l\u0131n ilk alt ay\u0131nda hipermarket ve giyim kategorilerinin \u00f6ne \u00e7\u0131kt\u0131\u011f\u0131n\u0131 belirten \u015eapkac\u0131, 2024 y\u0131l\u0131nda T\u00fcrkiye\u2019deki al\u0131\u015fveri\u015f merkezlerinin yakla\u015f\u0131k 55 milyar dolarl\u0131k bir ciro elde etti\u011fini hat\u0131rlatarak, 2025 ilk alt ay\u0131n\u0131n k\u00fcm\u00fclatif verilerine bakt\u0131klar\u0131nda al\u0131\u015fveri\u015f merkezi metrekare verimlili\u011finin ge\u00e7en y\u0131l\u0131n ayn\u0131 d\u00f6nemine g\u00f6re yakla\u015f\u0131k %29.5 oran\u0131nda nominal art\u0131\u015f g\u00f6sterdi\u011fini aktard\u0131.<\/p>\n\n\n\n<p>Metrekare verimlili\u011finin ortalama enflasyon seviyesinin alt\u0131nda kald\u0131\u011f\u0131n\u0131 bildiren \u015eapkac\u0131, Nisandaki d\u00fc\u015f\u00fc\u015f\u00fcn ard\u0131ndan, May\u0131s ay\u0131nda bayram ve tatil al\u0131\u015fveri\u015fleri sayesinde bir toparlanma g\u00f6r\u00fcld\u00fc\u011f\u00fcn\u00fc ve perakende sat\u0131\u015f cirolar\u0131n\u0131n enflasyona daha yak\u0131n bir seviyeye geldi\u011fini dile getirdi.<\/p>\n\n\n\n<p>Haziran ay\u0131nda metrekare verimlili\u011finin ge\u00e7en y\u0131l\u0131n ayn\u0131 ay\u0131na g\u00f6re %24.3 art\u0131\u015fla enflasyon seviyesinin alt\u0131nda performans g\u00f6sterdi\u011fini belirten \u015eapkac\u0131, \u00f6nceki y\u0131l ile kar\u015f\u0131la\u015ft\u0131r\u0131ld\u0131\u011f\u0131nda Haziran ay\u0131nda metrekare verimlili\u011finde ve m\u00fc\u015fteri giri\u015flerinde ya\u015fanan d\u00fc\u015f\u00fc\u015f\u00fcn, sekt\u00f6r\u00fcn 2024 y\u0131l\u0131 Haziran ay\u0131nda g\u00fc\u00e7l\u00fc bir performans g\u00f6stermesinden kaynakland\u0131\u011f\u0131n\u0131 ifade etti.<\/p>\n\n\n\n<p>Ocak-Haziran d\u00f6neminde kategori baz\u0131nda yap\u0131lan de\u011ferlendirmeye g\u00f6re hipermarket %34.8, giyim %34.2, yiyecek-i\u00e7ecek %33.1 ve teknoloji bran\u015flar\u0131 %30 oran\u0131nda enflasyona yak\u0131n performans sergiledi. Ayakkab\u0131 kategorisi ise %13.5 ile enflasyonun alt\u0131nda kald\u0131.<\/p>\n\n\n\n<p>\u015eapkac\u0131, kampanyalar ve \u00f6zel g\u00fcnlerin etkisiyle baz\u0131 kategorilerde d\u00f6nemsel art\u0131\u015flar\u0131n g\u00f6r\u00fclebilece\u011fini ve genel olarak t\u00fcketicinin daha az teredd\u00fct edece\u011fi kategorilerin y\u0131l sonuna kadar daralmadan daha fazla etkilenece\u011fini vurgulad\u0131. Hipermarket gibi zorunlu harcamalar\u0131 i\u00e7eren kategorilerde talebin en az etkilenece\u011fini belirtti.<\/p>\n\n\n\n<p>Nuri \u015eapkac\u0131, 2026 y\u0131l\u0131 sonuna kadar \u0130stanbul, Ankara ve \u0130zmir d\u0131\u015f\u0131nda dikkat \u00e7eken \u015fehirlerden baz\u0131lar\u0131n\u0131 vurgulayarak, \u201cBu y\u0131l\u0131n ilk yar\u0131s\u0131nda \u00f6ne \u00e7\u0131kan \u015fehirler ziyaret\u00e7i say\u0131s\u0131 bak\u0131m\u0131ndan Eski\u015fehir, ciro a\u00e7\u0131s\u0131ndan ise Trabzon.\u201d dedi.<\/p>\n\n\n\n<p>2026 sonuna kadar planlanan yeni al\u0131\u015fveri\u015f merkezi yat\u0131r\u0131mlar\u0131na da de\u011finen \u015eapkac\u0131, \u201cT\u00fcrkiye genelinde yakla\u015f\u0131k 450 al\u0131\u015fveri\u015f merkezi bulunuyor. 2025 y\u0131l\u0131nda br\u00fct kiralanabilir alan\u0131 yakla\u015f\u0131k 42 bin metrekare olan 2 al\u0131\u015fveri\u015f merkezi, 2026 y\u0131l\u0131nda ise yakla\u015f\u0131k 212 bin metrekarelik alan ile 5 al\u0131\u015fveri\u015f merkezi a\u00e7\u0131lmas\u0131 planlan\u0131yor.\u201d dedi.<\/p>\n\n\n\n<p>\u015eapkac\u0131, sekt\u00f6rde al\u0131\u015fveri\u015f merkezleri ve perakendecilerin birlikte do\u011fru stratejiler geli\u015ftirmeleri gerekti\u011fini belirterek, \u201cKira ve ortak alan gibi k\u0131s\u0131r tart\u0131\u015fmalardan uzakla\u015f\u0131p, \u00fcretimi, ihracat\u0131, sat\u0131\u015flar\u0131 ve cirolar\u0131 nas\u0131l art\u0131rabilece\u011fimize odaklanmal\u0131y\u0131z.
