Toplant\u0131da Nuri \u015eapkac\u0131-AYD Ba\u015fkan\u0131, Cem Eri\u00e7-AYD Ba\u015fkan Yard\u0131mc\u0131s\u0131, Dr. Halil \u0130brahim Zeytin-Akademetre Research Kurucusu ve Fatih Keresteci-Ekonomist konu\u015fmac\u0131 olarak yer ald\u0131lar.<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">AYD ve Akademetre i\u015f birli\u011fiyle haz\u0131rlanan AVM Endeksi sonu\u00e7lar\u0131na g\u00f6re, 2025 y\u0131l\u0131 AVM sekt\u00f6r\u00fc a\u00e7\u0131s\u0131ndan g\u00fc\u00e7l\u00fc bir b\u00fcy\u00fcme performans\u0131na i\u015faret ediyor. 2010 baz y\u0131l\u0131na g\u00f6re 4063 puana ula\u015fan endeks, nominal bazda tarihi bir seviyeye \u00e7\u0131kt\u0131. Y\u0131ll\u0131k bazda y\u00fczde 30\u2019luk art\u0131\u015f, sekt\u00f6r\u00fcn ekonomik dalgalanmalara ra\u011fmen cirosal b\u00fcy\u00fcmesini s\u00fcrd\u00fcrd\u00fc\u011f\u00fcn\u00fc g\u00f6steriyor.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Metrekare ba\u015f\u0131na d\u00fc\u015fen toplam ciro T\u00fcrkiye genelinde y\u00fczde 30 artarak 191.803 TL seviyesine ula\u015ft\u0131. Bu veri, yaln\u0131zca toplam cirodaki art\u0131\u015f\u0131 de\u011fil, ayn\u0131 zamanda alan verimlili\u011finde de g\u00fc\u00e7l\u00fc bir performans oldu\u011funu ortaya koyuyor.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Anadolu AVM\u2019leri B\u00fcy\u00fcmenin Lokomotifi Oldu<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">B\u00f6lgesel k\u0131r\u0131l\u0131ma bak\u0131ld\u0131\u011f\u0131nda dikkat \u00e7ekici bir tablo ortaya \u00e7\u0131k\u0131yor. \u0130stanbul AVM\u2019lerinde metrekare ba\u015f\u0131na ciro art\u0131\u015f\u0131 y\u00fczde 25 seviyesinde ger\u00e7ekle\u015firken, Anadolu AVM\u2019lerinde art\u0131\u015f oran\u0131 y\u00fczde 35,3\u2019e ula\u015ft\u0131.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Bu durum, b\u00fcy\u00fcmenin yaln\u0131zca b\u00fcy\u00fck metropollerle s\u0131n\u0131rl\u0131 kalmad\u0131\u011f\u0131n\u0131; Anadolu \u015fehirlerinde perakende talebinin ve t\u00fcketim dinamizminin daha g\u00fc\u00e7l\u00fc bir ivme yakalad\u0131\u011f\u0131n\u0131 g\u00f6steriyor. Anadolu\u2019daki bu performans, b\u00f6lgesel ekonomik canl\u0131l\u0131k a\u00e7\u0131s\u0131ndan da \u00f6nemli bir sinyal niteli\u011fi ta\u015f\u0131yor.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Ziyaret\u00e7i Say\u0131s\u0131nda S\u0131n\u0131rl\u0131 Gerileme<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Ciro taraf\u0131ndaki g\u00fc\u00e7l\u00fc art\u0131\u015fa kar\u015f\u0131n, ziyaret\u00e7i say\u0131s\u0131 endeksinde %3\u2019l\u00fck bir d\u00fc\u015f\u00fc\u015f g\u00f6zlendi. Bu tablo, harcama davran\u0131\u015f\u0131nda bir de\u011fi\u015fime i\u015faret ediyor olabilir. Daha az ziyaretle daha y\u00fcksek ciro \u00fcretilmesi; ortalama sepet tutar\u0131ndaki art\u0131\u015f, fiyat etkisi veya t\u00fcketicinin daha planl\u0131 al\u0131\u015fveri\u015f davran\u0131\u015f\u0131yla a\u00e7\u0131klanabilir.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Ziyaret\u00e7i say\u0131s\u0131ndaki s\u0131n\u0131rl\u0131 d\u00fc\u015f\u00fc\u015fe ra\u011fmen ciro art\u0131\u015f\u0131n\u0131n devam etmesi, AVM\u2019lerin ekonomik performans\u0131n\u0131n ziyaret\u00e7i say\u0131s\u0131ndan ba\u011f\u0131ms\u0131z olarak de\u011fer \u00fcretmeye devam etti\u011fini ortaya koyuyor.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Kategori Baz\u0131nda Ciro Endeksi<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Endeks, kategoriler baz\u0131nda ge\u00e7ti\u011fimiz y\u0131l ile kar\u015f\u0131la\u015ft\u0131r\u0131ld\u0131\u011f\u0131nda en fazla art\u0131\u015f y\u00fczde 35 ile&nbsp;<a><\/a><a>giyim g\u00f6r\u00fcld\u00fc. Teknoloji kategorisinde y\u00fczde 31, yiyecek i\u00e7ecek kategorisinde y\u00fczde 30, hipermarket kategorisinde y\u00fczde 30, di\u011fer kategorisinde y\u00fczde 23 ve ayakkab\u0131 \u00e7anta kategorisinde y\u00fczde 11\u2019lik bir art\u0131\u015f ya\u015fand\u0131\u011f\u0131 g\u00f6r\u00fclmektedir.<\/a><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">AVM Endeksi 2025 y\u0131l\u0131 de\u011ferlendirme raporunu yorumlayan&nbsp;<strong>Ekonomist Fatih Keresteci<\/strong>&nbsp;\u015funlar\u0131 s\u00f6yledi: \u201cAVM ciro endeksi 2025 y\u0131l\u0131nda nominal olarak %30 b\u00fcy\u00fcd\u00fc. Ancak 2025 y\u0131l\u0131 ortalama T\u00dcFE enflasyonu (%34,88) ile kar\u015f\u0131la\u015ft\u0131rd\u0131\u011f\u0131m\u0131zda reel bir b\u00fcy\u00fcme olmad\u0131\u011f\u0131 gibi \u00f6nemsenecek d\u00fczeyde bir daralma bile var. B\u00f6ylelikle, pandemiden bu yana istikrarl\u0131 olarak her y\u0131l reel b\u00fcy\u00fcyen al\u0131\u015fveri\u015f ekonomisi 2025\u2019te ivme yitirmi\u015f oldu. Bunun temel nedenini dezenflasyon politikalar\u0131 ile t\u00fcketicinin sat\u0131n alma g\u00fcc\u00fcnde ya\u015fanan belirgin oranda erozyon olarak somutla\u015ft\u0131rabiliriz. Bu g\u00f6r\u00fc\u015f ziyaret say\u0131lar\u0131na da yans\u0131m\u0131\u015f: 2025\u2019te 2,78 milyar ziyaret ile son 3 y\u0131l\u0131n en zay\u0131f trafik performans\u0131 ger\u00e7ekle\u015fmi\u015f. Trafi\u011fe, kiralanabilir alan baz\u0131nda bak\u0131nca ivme kayb\u0131 daha da bariz g\u00f6r\u00fcn\u00fcyor: Son 5 y\u0131l\u0131n en zay\u0131f\u0131. H\u00fclasa, al\u0131\u015fveri\u015f e\u011filimi niceliksel olarak 2025\u2019te belirgin oranda bir yava\u015flama kaydetmi\u015f. TCMB\u2019nin son d\u00f6nemde i\u00e7 talebin dezenflasyonist s\u00fcrece destek verdi\u011fine ili\u015fkin s\u00f6ylemlerini de \u00f6nemli \u00f6l\u00e7\u00fcde destekleyen bir veri seti ile kar\u015f\u0131 kar\u015f\u0131yay\u0131z.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Kategori baz\u0131nda e\u011filimler bize ayn\u0131 zamanda nitelik ile ilgili de \u00f6nemli de\u011fi\u015fimler ya\u015fand\u0131\u011f\u0131n\u0131 g\u00f6steriyoruz. 2025\u2019te, ufak oranda da olsa, reel b\u00fcy\u00fcyen tek kategori giyim ve aksesuar. Genel trende paralel hareket eden 3 kategori var: teknoloji market ve elektronik e\u015fya, yiyecek ve i\u00e7ecek, hipermarket-s\u00fcpermarket ve \u015fark\u00fcteri. Di\u011fer diye adland\u0131r\u0131l\u0131p alt\u0131nda bir\u00e7ok alt sekt\u00f6r\u00fc bar\u0131nd\u0131ran grupta reel daralma belirgin bir \u015fekilde ya\u015fan\u0131rken ayakkab\u0131 ve \u00e7anta kategorisi s\u00fcr\u00fcn\u00fcn \u00e7ok uza\u011f\u0131nda kalm\u0131\u015f. T\u00fcketicinin biri maddi, di\u011feri manevi iki k\u0131s\u0131tlaman\u0131n aras\u0131nda kald\u0131\u011f\u0131n\u0131 d\u00fc\u015f\u00fcn\u00fcyoruz. Maddi cenahta, c\u00fczdan k\u00fc\u00e7\u00fcl\u00fcyor, yani t\u00fcketebilme yetisi zay\u0131fl\u0131yor. Manevi tarafta ise t\u00fcketmek suretiyle mutlu olma aray\u0131\u015f\u0131 var. Bu iki k\u0131s\u0131t t\u00fcketiciyi tercihlerini optimize etmeye y\u00f6neltiyor. Ba\u015fka bir ifade ile daha az para harcayarak nas\u0131l daha fazla mutlu olurumun aray\u0131\u015f\u0131na girerken giyim ve aksesuara y\u00f6neliyor, ayakkab\u0131 almay\u0131 ise erteliyor.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Veri setinin \u0130stanbul ve Anadolu ayr\u0131m\u0131 da bize \u00f6nemli mesajlar sunuyor. T\u0131pk\u0131 2024 gibi 2025 y\u0131l\u0131nda da Anadolu\u2019da ciro endeksi, \u0130stanbul\u2019a g\u00f6re daha fazla bir b\u00fcy\u00fcme kaydetmi\u015f. Bu farkl\u0131la\u015fman\u0131n ilk nedeni \u0130stanbul\u2019da hayat pahal\u0131l\u0131\u011f\u0131n\u0131n Anadolu ile k\u0131yasland\u0131\u011f\u0131nda daha fazla olmas\u0131 gibi g\u00f6r\u00fcn\u00fcyor. Enflasyon verileri de bize bu y\u00f6nde bir tablo sunuyor: \u0130TO\u2019nun \u0130stanbul i\u00e7in sundu\u011fu 2025 y\u0131l\u0131 T\u00dcFE art\u0131\u015f\u0131 %37,7 iken bu oran T\u00fcrkiye geneli hakk\u0131nda bilgi sunan T\u00dc\u0130K\u2019te %30,9 oldu. \u0130kincisi, \u0130stanbul\u2019da ya\u015faman\u0131n maliyeti (maddi ve zamansal) Anadolu\u2019dan her y\u00f6n\u00fcyle daha fazla olurken bu da \u0130stanbul\u2019daki t\u00fcketicinin g\u00f6receli olarak daha az AVM ziyareti ve harcama yapmas\u0131n\u0131, ka\u00e7\u0131n\u0131lmaz olarak, beraberinde getiriyor. Veri setimiz, g\u00f6r\u00fclece\u011fi \u00fczere, otoritelerin sundu\u011fu resmi verilerle b\u00fcy\u00fck \u00f6l\u00e7\u00fcde tutarl\u0131l\u0131k arz ediyor. Hatta, resmi verilerin kay\u0131t d\u0131\u015f\u0131l\u0131k gibi nedenlerle i\u00e7erebildi\u011fi baz\u0131 zorluklara ra\u011fmen AVM verisinin b\u00fct\u00fcn\u00fcyle kay\u0131tl\u0131 verilerden m\u00fcte\u015fekkil olmas\u0131, baz\u0131 alanlarda b\u00fcy\u00fcmenin asl\u0131nda resmi verilerin i\u015faret etti\u011finden daha da zay\u0131f olabilece\u011fini g\u00f6steriyor. \u015e\u00f6yle ki, resmi perakende sat\u0131\u015f verilerinde \u00f6nceki y\u0131llarla yap\u0131lan kar\u015f\u0131la\u015ft\u0131rmalar\u0131n g\u00f6sterdi\u011fi kuvvetli b\u00fcy\u00fcme, asl\u0131nda kay\u0131t i\u00e7ili\u011fin artmas\u0131n\u0131n bir sonucu olabilir, ki TCMB Ba\u015fkan\u0131 Karahan ge\u00e7en yaz bu hususta bir sunum da ger\u00e7ekle\u015ftirmi\u015fti.
